What it's for
This remodeling estimate template is for the remodeler or estimator who has walked a job, broken it into lines and needs a price to send.
As in our guide on how to build a construction estimate, cost stays apart from price: overhead and margin go on after the job cost. The example is a bathroom. Type your own lines over it and the same file is a bathroom remodel estimate template or a kitchen remodel estimate template. What's inside
Five sheets, each protected with no password and each printing on one page. Pale yellow cells are yours to fill in, and all other cells are locked.
Scope. A project block, then a TAKEOFF of 16 lines: ITEM, CATEGORY (Demolition, Framing/drywall, Plumbing, Electrical, Tile and flooring, Cabinets/counters, Paint and finish or Other), QTY, UNIT, MATERIAL EACH and LABOR HOURS EACH. The MATERIAL and LABOR HOURS of each line are quantity × each. TOTALS BY CATEGORY adds them for the eight categories, with a row for lines that have none and the Takeoff total.
Subs and allowances. SUBCONTRACTS holds 8 lines of TRADE OR COMPANY, SCOPE and AMOUNT, with the Subcontracts total. ALLOWANCES holds 6 lines of ALLOWANCE ITEM and AMOUNT, with the Allowances total.
Labor and job. The Labor hours come from Scope. Add Additional hours, times your Rate per hour, and you have the Labor total. Dumpster and disposal, equipment rental and protection and cleanup join the scope materials, subcontracts, allowances and Labor total in the Direct cost. Sales tax on materials, permits, bonds and contingency bring it to the Job cost, overhead to the Total cost, and the Bid price is "Total cost ÷ (1 − margin)".
Quote. The page your client sees, on your letterhead: REMODEL QUOTE, QUOTE NO., DATE and VALID UNTIL, then CLIENT, PROJECT and ADDRESS, six SCOPE OF WORK lines, the Price and signature lines for you and the client.

How to fill it in
- On Scope, type over or clear the four example lines. A line counts once its item, quantity, material cost or labor hours is filled in. A category or a unit alone does not make it count.
- Choose each line's category from the list. A line with none still counts in the Takeoff total, and shows on the row Not in a category above.
- The sheet adds no waste, so include any allowance in the quantity.
- On Subs and allowances, enter each subcontract as quoted. Give an allowance the amount this price carries for an item the client has not chosen yet. Only the amounts add up, and a name with no amount adds 0.
- On Labor and job, use Additional hours for time the Scope lines do not count, such as travel, coordination and cleanup. Blank lines count as 0.
- Enter the tax and contingency rates as percents. Sales tax applies to the scope materials and the allowances, and subcontract amounts are taken as quoted. The file doesn't decide what your state taxes. Replace the example overhead and margin with your own, keeping the margin under 100%.
- On the Quote, type over the yellow letterhead. CLIENT and PROJECT don't copy from Scope, and the Price can't be typed over: change the figures on Labor and job. Send the Quote alone, printed or as a PDF. The workbook holds your costs, overhead and margin.
The worked example
The file opens on a bathroom, and every figure typed into it sits on a line marked "Example:" or carries an "Example:" note. The About tab calls the 12% overhead and 15% margin the bid price calculator's worked example, and the rest illustrative, not recommendations, norms or typical prices. Use your own figures.

Frequently asked questions
Does the file do the math?
Yes. Every calculated figure is a live formula.
Does it work in Google Sheets or Numbers?
Both open .xlsx files. This one has no macros, and its formulas use only IF, AND, ROUND, SUM and SUMIF.
Can I add more scope lines?
Yes. Unprotect the sheet (there's no password), insert rows between two takeoff lines so the totals count them, and copy the two calculated cells into each new row.
What is an allowance?
The file's own note: an allowance is the amount this price carries for an item the client has not chosen yet. The file adds the amount to the direct cost and decides nothing else about it.
Can I put my logo on it?
Yes, on the Quote: insert it where the sheet says YOUR LOGO. That row is 36 pt (half an inch) tall, so a logo sized to it fits without dragging the row taller. To remove the YOUR LOGO text, choose Review > Unprotect Sheet (there is no password), then protect the sheet again.
Is the Quote a contract?
No. It's a quote: a scope, a price and an acceptance block with signature lines. It has no contract terms, and the file doesn't decide yours.
